

LOCATION AND SITE
The project is situated in the Bonaire urbanization, Alcúdia, in the northeast of Mallorca. The plot features a slight slope oriented towards bay views. Street-level parking is provided, with access to the house via a stepped ramp that adapts to the terrain. This ramp leads to the main entrance, featuring a small wooden-clad porch that adds warmth to the welcoming area and contrasts with the plastered facade.
Both the perimeter terraces near the house and the tiered gardens are set at different levels as permitted by regulations. The outdoor patio is enhanced with a large porch and an infinity pool, creating a seamless connection between the water and the sea views of the Bay of Pollensa.
PROJECT AND LAYOUT
The ground floor has the service areas and a combined kitchen-living-dining space, where the permeability between the interior spaces and the views, pool, and surrounding vegetation is evident. An open staircase leads to the first floor, which includes the master bedroom with its own bathroom and dressing room, and access to a terrace above the ground floor porch. Additionally, there are two double bedrooms with a shared bathroom. One of these rooms, facing north, features a narrow, elongated window that frames views of the bay and the Sierra de Tramontana.
MATERIALS
The sloped roof with Arabic tiles, as required by regulations, is reflected in the side facades, aiming for a compositional balance between the slope and the movement of the shutters for sun protection. The movable and folding shutters are made of lighter aluminum than the window frames, integrating well with the facade's finish. Local limestone is used for the flooring and also as cladding for the showers and bathrooms. The building envelope incorporates a high thermal insulation SATE system, ensuring excellent energy performance throughout the project.
