Location & Setting

Set on a hillside in the Bonaire urbanization, Alcúdia, the house enjoys attractive views of the bay to the southwest. As a detached home, each façade is designed to take advantage of different orientations. Vehicle access leads to a covered parking area with a pergola, while pedestrians follow a path to the main entrance along the side of the house. Terraces, the pool area, and existing trees are adapted to the natural topography, while the garage is separated from the main living areas by a masonry wall, defining the limits of the exterior patio.

Layout & Design

A lightweight staircase at the entrance connects to the first floor and opens visually to the rear patio, forming the main circulation spine. From here, the kitchen-dining and living areas are accessed via a slight change in level, creating higher ceilings. Adjacent spaces include a study or guest bedroom with its own bathroom. Service areas, garage, and laundry are also accessible from this level. An external staircase leads to the basement housing the plant room, ensuring independent access. The porch integrates the study and common areas, offering openings that provide shaded, sunny, or ventilated zones. On the first floor, the master bedroom features a bathroom, walk-in closet, and terrace, while two additional bedrooms share a bathroom and have access to the porch roof. All bedrooms enjoy charming views of the Bay of Alcúdia.

Materiality & Atmosphere

The building uses a SATE insulation system with a bone-white acrylic finish. Adjustable shutters on the southwest façade provide solar protection. Local limestone is used for exterior paving, the entrance, and the pool, creating subtle color effects with sunlight and water reflections. Interior floors are differentiated, with parquet in the living, kitchen, and bedroom areas. The pitched roof with traditional tiles is dictated by local regulations. Its visual impact is minimized on the main façade through clear, orthogonal elements such as the porch and recessed bedroom openings, achieving a clean and precise architectural expression while complying with the existing norm.
