13 STATE-SUBSIDED HOMES IN SANTA EUGENIA

Client: Balearic Institute of Housing (IBAVI)

Location: Santa Eugènia, Mallorca

Area: 2.169 m2

Project: 2000

This project was for thirteen state-subsidised duplex homes situated on a site on the edge of the town. One of the project brief conditions was the construction of a garage on the basement floor, and this was a key factor when deciding the final building design. The terrain posed some challenges, which were solved by transforming the traditional idea of a duplex, and designing a building with four storeys, in order to adapt to the terrain.

The living rooms and main bedrooms are south facing, and connected to the patio, while all the homes are slightly staggered to adapt to the sloping terrain. The design of elements such as the façades and flat roofs all comply with municipal building regulations, which stipulate that they should be in keeping with the vernacular architecture.
